Investing in property has many potential pitfalls, from variable valuations to tax exposure.

Whether it be a high yielding commercial unit, a site without planning or a prime residential unit, we will work tirelessly to find an opportunity for you.

Once a potential investment has been sourced we will instruct surveyors to guarantee its structural integrity and value, brokers to source the best finance options, and tax advisers to make sure the investment is efficient.

If we have sourced you a development site as well as consulting surveyors, brokers and accountants we will speak to architects, planning consultants, structural engineers, heritage consultants,

The investment process at a glance:

objectives

Your objectives and attitude to risk will determine what type of property you should be investing in and what returns you aim to achieve. Understanding what your expectations are will enable us to focus a search and find suitable investment.

market research

The key to buying at a discount is understanding the market. Our research enables us to identify properties available below market value. We research the local area for any changes in the pipeline that may add or reduce value as well as every property sold and on the market. Where appropriate we may consult local agents for market insights.

DUE- DILLIGENCE

Our team of professionals will provide you with a detailed report on a properties value, any restrictions, easements affecting the property, local regulations and any planned developments in the vicinity that may affect the property value.

Before a property is purchased for the specific purpose of refurbishment or development an additional feasibility study will be undertaken. Professionals appointed may include:

  • Architects to draw a concept scheme
  • Planning consultants to advise the architects on what should be feasible and design limitations
  • Quantity surveyors to create draft budgets and advise architects of limitations.
  • Surveyors to value the site as is and the potential development value (GDV)
  • Heritage consultants if the property is listed or has a potential to become listed to advise on the possibility of a listing and any limitations a listing would create.

Once a property has been selected we can manage the negotiation process, ensuring that the property is purchased for the lowest price possible and on favourable terms.

  • The due diligence undertaken prior to purchase will allow us to make informed arguments to reduce price,
  • Our industry relationships will guarantee that offers are being presented in the best light and that sellers are taking your offer seriously.
  • The brief undertaken prior to search will enable us to negotiate on terms that suit your objectives

Once terms are agreed we will instruct solicitors and manage the conveyancing process, organising and chasing all paperwork to guarantee the process runs smoothly. We will inform any brokers or lenders that a property has been found so that they can prepare for draw down and not hold up completion.
